Building a Database for Quick Response to Client Requests......2025

Since early 2024, we have repeatedly proposed lease options for logistics centers in response to requests from a new client. However, despite multiple proposals, progress was slow. Moreover, the logistics leasing market faced a sharp decline in cargo volume, leading to a significant reduction in freight bids from shippers—bids that had previously been held multiple times a year. As a result, competition among logistics agents for center leases became increasingly intense.
At the beginning of our proposals, we were primarily focused on securing properties that met the client’s requests. However, this approach led to delays in proposal speed and a lower degree of alignment with the client’s needs.
Through several experiences, we realized the necessity of database management for properties. Using internally secured data as a foundation, we rapidly compiled additional market listings into a database within a short period. Given the increasing competition, proposal speed was crucial, and once the database was completed, we were able to respond to requests as quickly as our competitors. This also enabled us to launch the beta model of LogisFinder, a logistics platform that provided a new channel for communicating with clients.
However, speed alone was not a sufficient differentiator. Therefore, we focused not only on making swift proposals but also on dedicating significant resources to analyzing each property’s unique characteristics. While logistics centers may appear similar at first glance, a deeper examination of factors such as ceiling height, structure, yard, and access roads revealed notable differences. Since accurately assessing a facility’s condition based solely on floor plans was challenging, we made it a principle to visit sites in person.
By thoroughly understanding the specific features of each center and maintaining close communication with clients, we were able to identify their precise needs and offer more suitable properties. As a result of these efforts, several of our proposed logistics centers were selected, leading to successful lease agreements. One of these agreements covered an area of approximately 46,500sqm, making it a significant leasing contract.
